SUMMARY

 

Reporting directly to the CEO, the Managing Director is wholly responsible for leading URG's operations in Denver. In conjunction with the CEO and CIO is also responsible for growing URG's portfolio and assets under management. The Managing Director is responsible for implementing strategies, goals, initiatives, and policies to achieve the objectives of Urban Renaissance Group in Denver, Colorado. This individual is accountable for the overall performance of URG’s real estate portfolio in the Denver market through hands-on oversight of URG’s property management and leasing business. In addition to representing URG’s interest in Denver, this individual is responsible for business development, including growing the real estate services platform as well as supporting the CIO and the investment team to identify and execute on new investment and development opportunities.

 

In conjunction with the VP of Project Management, this individual will provide leadership and guidance to the construction management team in Denver on all major construction/renovation projects. In this role, the Managing Director will be the primary point of contact with URG’s partners/clients in defining the scope and analyzing the payback of such major renovation projects. This responsibility includes strategic oversight of development projects and working closely with internal and external project team members

 

As the local representative of URG, the Managing Director is responsible for building the company’s image/identity and brand equity and will provide guidance and oversight on all marketing/communications within the Denver market. In this role, it is important that this individual develop connections at all levels of local and state government. The individual will also identify industry groups, associations, and charitable and political organizations for URG to participate in and support.

 

The Managing Director will be responsible for the company’s regional performance and growth (P&L) and for the execution of strategic, asset-level business plans, with the support of the leadership team. This person will be a key member of URG’s leadership team.

 

MANAGING RELATIONSHIPS WITH PARTNERS AND CLIENTS

  • Maintain and expand URG’s relationships with existing partners and clients
  • Assume key leasing transaction responsibilities
  • Assist the investment and development teams in evaluating new opportunities
  • Provide guidance and insight with respect to partner relationships impacting the Denver market. Attend regular client meetings and conference calls
  • Work directly with clients and URG team members to develop financial projections, evaluate various business alternatives, negotiate lease transactions, and resolve any tenant issues
  • Provide high-level guidance to clients on all property-related matters

 

PROPERTY TEAM OVERSIGHT, FINANCIAL ANALYSIS, TRANSACTION LEADERSHIP

  • Coordinate the process of hiring and managing leasing brokers for URG properties – working with partners where appropriate
  • Oversee the leasing process to include participation in all lease negotiations
  • Work with URG’s analytical team to maximize asset performance
  • Working with the investment team, review lease documents, write lease summaries, prepare abstracts and review other relevant materials as part of the due diligence process
  • Working with the construction team, evaluate the condition of all vacant or soon-to-be-vacant space with respect to upgrades to ensure improved leasing velocity.
  • Guide, coach, and lead the property teams on the day-to-day operation of the Denver platform.
  • Prepare and review detailed financial analysis, including NPV cash flows for potential lease transactions.
  • Manage analyst and leasing team responsibilities throughout the transaction process
  • Gather and evaluate real estate market and property data
  • Evaluate potential and existing tenants to understand their credit profile and their long terms prospects
  • Lead the preparation and review of annual budgets, reforecasts, and interim narrative reports
  • Ensure that the brokerage team, both internal and external, is executing the leasing plan for the asset(s)

MINIMUM QUALIFICATIONS

 

  • Bachelor’s Degree in Business, Finance, Real Estate or related field
  • A Master’s degree in a real estate related field is beneficial
  • Transactional leasing experience required
  • 10 years of progressively increasing operational management experience with at least 5 years in a senior-level position with management and budgetary oversight
  • Real estate brokerage license (managing/designated or otherwise) required, or qualified to obtain a license quickly.
  • Thorough understanding of and experience in real estate operations and leasing related to office and retail space
  • Asset management and acquisition/disposition experience a plus
  • Regional or Executive level experience required. That experience can be based on a background in the office or multifamily sector.
  • This position requires the candidate to reside in Denver.
  • Command of the key principles of accounting, management, and finance is required
