    Job Summary
    The Building Automation Control (BAC) Technician will be responsible for the cost efficient operation of the building`s environment-control systems resulting in optimized building and equipment operation, energy utilization, indoor air quality and comfort. Supports the building operations through installation, commissioning, programming, operation, troubleshooting and repair of the environmental-control systems. Monitors the Building Automation Systems (BAS) to include HVAC, building lighting, and other integrated systems utilizing Direct Digital Control (DDC) and pneumatic controls. Analyzes BAS data to identify
    areas of improvement in support of an overall energy savings strategy. Makes budget decisions and recommendations. The level of work is considered advanced and staff work under minimal supervision. This position has no direct reports.

     

     

    Principal Duties and Responsibilities

    • Programs BAS controls and sequences of operations, monitors, troubleshoots and refines the BAS to meet the equipment specifications
    • Modifies equipment and programming graphics as needed and schedules HVAC equipment to meet comfort demands
    • Installs and configures application specific controllers
    • Installs and modifies alarms, trend configurations, and performs a high level data analytics and alarm reports function
    • Interprets control drawings, plans, and specifications to test, program and troubleshoot the BAS systems
    • Performs preventative maintenance, site surveys, replacement, and modifications as needed and maintains a stock of DDC inventory and documents all related to the day to day BAS and HVAC activities
    • Assists contractors with technical matters, inspection, installation, repair, and replacement of various components or systems
    • Acts as a subject matter expert and interface with the project managers, HVAC technicians and engineers on project controls plans
    • Manages electrical and mechanical energy use and develops strategies for energy saving programs
    • Maintains and updates database, prints, drawings, and schematics of system expansions and modifications
    • Provides informal training in the daily functions and operations of BAS controls and energy management programs
    • Establish and maintain a Monitoring-Based Commissioning program
    • Maintains recovery plan and preparedness in the event of system outage
    • Manage information security program compliance program as it relates to building automation systems
    • May serve as a mentor to less-experienced staff
    • Participate on District or System level committees

     

    Education and Experience

    • Associate`s degree or equivalent in a technology related discipline
    • 5 plus years of experience in building automation control systems (Tridium, Niagara and Johnson Controls)
    • Experience with energy and water reduction projects

     

    Knowledge and Skills

    • Demonstrated initiative and innovative thinking skills
    • Demonstrated analytical and problem-solving skills with moderately complex data sets
    • Strong oral and written communications skills
    • Read and interpret controls drawings, electronic schematics, electrical diagrams, and construction drawings
    • Demonstrated ability to operate and troubleshoot electrical and mechanical systems such as lighting, motors, HVAC, boilers and steam systems
    • Demonstrated ability to operate and troubleshoot digital and pneumatic control systems
    • Demonstrated ability to program DDC controllers
    • Knowledge of equipment and device communication protocols
    • Knowledge of energy economic analysis and economic decision making that will highlight simple payback periods

     

    Other Requirements and Physical Requirements

    • This position requires (20%) travel
