Investment Analyst

We are currently looking to hire an Investment Analyst to join our team at our Corporate Headquarters in Newtown Square, PA. The position is responsible for assisting the Investment Team with the underwriting and due diligence for acquisition and development of student housing, conventional multifamily and other asset classes.

Responsibilities include but are not limited to:

• Financial Analysis: Screen potential large scale purchasing investments; analyze and underwrite investment opportunities for acquisitions, development, financing and disposition; prepare detailed cash flow and return projections; interpret and analyze property financial statements, rent rolls, loan agreements, and other real estate financial documents
• Due Diligence: Assist the Investment Team on due diligence for acquisitions and development including comprehensive review of leases, property agreements, budgets and operating statements; visit target properties and markets
• Market Research:
• Macro: Analyze data on U.S. economic forecasts and real estate trends and keep current on market conditions and underwriting developments
• Micro: For underwritten assets, perform specific market research and be able to articulate findings of a SWOT analysis for the asset to support assumptions made in the proforma
• Investment Presentations: Assist the Associates in the preparation of investment materials and documents for Investment Committee, equity partners, lenders and legal compliance
• Asset Management: Collaborate with the Asset Management team on business plans and portfolio updates
• Other related duties as assigned

Successful candidates have the following skills and qualifications:

• Bachelor’s Degree in real estate, finance, accounting or economics
• 1-2 year(s) of professional real estate finance analytical and modeling experience (student housing and or multifamily experience preferred)
• Strong business acumen regarding financial concepts, such as valuation, structuring and waterfalls
• Exposure to real estate technical and market fundamentals that will inform the underwriting process
• Must possess strong analytical skills and demonstrate aptitude for analytical reasoning
• Strong written and verbal communication skills
• Understanding of how to collect, analyze and communicate real estate and market data
• Exceptional problem solving skills
• Self-motivated for a fast paced working environment
• Proficient in Microsoft Office Suite
• Advanced Excel skills
