POSITION DESCRIPTION
We are actively recruiting for a dynamic Acquisitions Director to join the company. This is an opportunity to become an integral member of a cohesive team, where every member is recognized for the vital role, they play in the success of the company. The position will be responsible for sourcing, analyzing, underwriting and negotiating all shopping center and mall acquisition contracts in secondary and tertiary markets. Reporting to the President, the position may be based anywhere in the US. Some travel is required.
Successful candidates will be self-motivated, exceedingly organized, and proactive in nature. S/he will have a professional background and understanding of commercial real estate disciplines, including financial analysis, acquisitions, and divestitures. Strong attention to detail, as well as exceptional written and oral communication skills are essential.
RESPONSIBILITIES
Specific duties shall include, but not be limited to the following:
- Identify all shopping centers for sale in small town America in target geographies
- Monitor auction websites to identify opportunities in the sector
- Manage the acquisition funnel: Generate, prioritize, and underwrite potential acquisitions
- Managing the full deal life cycle including underwriting, LOI, due diligence, and Purchase and Sale Agreement
- Managed dispositions from valuation and listing through to PSA
- Develop and maintain Broker relationships
- Develop detailed business plans for executive team approval, including the modeling of financial projections with detailed capital and operating budgets
- Work directly with senior executives to continually refine investment strategy
- Must be able to interpret market information and asset pricing, as well as develop a clear and concise investment strategy by effectively analyzing the strengths, weaknesses, value-creation opportunities and risks of the proposed investment
- Travel to markets/properties required
QUALIFICATIONS
- 7-10 years of commercial real estate investment experience preferably with direct experience in shopping center acquisitions in secondary & tertiary markets
- Bachelor’s degree required
- Substantive analytical real estate underwriting experience
- Strong financial quantitative and analytical skills
- High degree of demonstrated organizational skills and problem-solving ability
- Outstanding written and oral communication skills
- Strong networking skills and contacts
- Ability to create and implement work plans, prepare and analyze financial statements/documents, compose letters and acquisition packages
- Diligent, hard worker, capable of thriving in an intense, high-energy, transaction-driven environment
- Ability to perform multiple assignments without immediate supervision
