Associate Asset Manager – Multifamily

Dunbar Residential Investments, LLC is a growing multifamily investment firm seeking an experienced and hard-working real estate professional to aid in the oversight and growth of our value-added multifamily portfolio.

Based in our Orange County office, the Associate Asset Manager will play an integral role in the management of the firm’s multifamily investment portfolio through the management of renovations, financial and market analysis, overseeing property managers, and carrying out the business plans for the various assets in Southern California and Phoenix. The Associate Asset Manager will report to the head of the firm and will provide support on other company related initiatives.

The Associate Asset Manager’s key responsibilities will be as follows: 

Management of Renovations:

  • Competitively bid renovation projects to ensure they meet budget targets.
  • Oversee and provide direction to 3rd party contractors and vendors.
  • Manage unit interior and exterior/common area renovation projects to ensure they meet the desired specifications, quality standards, timeline, and budget.

Financial & Market Analysis:

  • Analyze and interpret property level information including historical operating statements, budgets, leases, loan agreements, etc.
  • Evaluate comparable properties and market rent levels to ensure portfolio properties maximize revenues.
  • Prepare property and portfolio level financial analysis and investment valuation.
  • Review third party reports, budgets, processes, and contracts including capital projects and loan draws.
  • Assist in lender reporting, monitor loan hurdles, and track debt maturities.

Property Manager and Business Plan Oversight:

  • Oversee and manage the third-party property managers engaged by the firm.
  • Ensure property management is executing the directed business plan and track all financial reporting.
  • Identify opportunities to increase property value and address operational and/or capital issues.
  • Monitor each property’s business plan progress and proactively identify and address points of concern, areas of opportunity, workmanship quality, timelines, staffing, marketing, leasing, and occupancy.

Other Duties and Responsibilities

  • Assist with due diligence for new acquisitions, loan refinances, and property dispositions.
  • Assist in writing monthly investor updates.

The Qualifiers:

  • Bachelor’s degree preferred
  • 3+ years experience in a multifamily asset management, property management, and/or analyst role
  • General understanding of commercial real estate terms and investment principles
  • Excellent written and oral communication skills with keen attention to detail
  • Strong organizational and time management skills
  • Proficiency in Excel, Microsoft Word, and Power Point
