Established in 1978, the company owns 12,000 apartments and has another 3,300 apartments in the development pipeline.
OPPORTUNITY
The Acquisitions & Development Analyst - Multifamily reports to the Chief Investment Officer and works with acquisition, development, management/operations and finance team members to support all areas of acquisition and development processes including acquisition strategy, deal sourcing, underwriting, financing, due diligence, closing and project execution with a primary focus of evaluating and underwritng new opportunities.
What you’ll do:

Identify and recommend investment and development opportunities (both off-market and listed) by researching sellers, property, demographic and other pertinent information and applying analytical and quantitative processes to determine whether opportunities meet our investment goals.

Perform market analysis, including geographical and financial feasibility of real estate markets.

Perform site specific due diligence, including but not limited to contract negotiations, entitlement risk, environmental and geotechnical risk, soft cost and impact fee budgeting, product design, and construction budgeting.

Participate in and coordinate due diligence and provide overall transaction support including contracting and managing third party reports.

Coordinate and/or lead external consultants with pre-development work such as preliminary density studies and site plans, review architectural and engineering issues, zoning issues, local government and community support.

Prepare and submit lender financing packages including construction and permanent financing.

Preparation of cash flow projections for the existing portfolio.

Coordinate with multiple internal and external groups to ensure the design and delivery of successful projects.

Manage project proformas including budgets, schedules, timing, market assumptions, and underwriting assumptions.

Track local real estate market data

Prepare ad-hoc reports as needed

Assist with special projects as needed
Skills we’re seeking:

Undergraduate degree required (graduate work a plus) preferably in business, finance, accounting, or economics

At least 1-2 years of experience in Southern California multi-family real estate acquisition, development, finance, or economics

Proficiency in financial underwriting

General understanding of land use, zoning, and planning processes
