Real Estate Associate 
SUMMARY:
Our company is looking for a Real Estate Associate to join a rapidly growing organization. The Real Estate Associate will report to the Vice President - Facilities, while working daily with our senior leadership team, and will help with market analysis, site selection, and property development in order to meet growth requirements. The ideal candidate will have relevant experience with industrial real estate research and trends, managing purchase and sale transactions and understand zoning code. The ideal candidate must also possess superior communication skills and be capable of working independently and collaboratively. Most importantly, you will see your insights have an immediate, tangible impact every day in a well-funded and rapidly growing company.

ESSENTIAL RESPONSIBILITIES INCLUDE:

  • Nationwide travel
  • Manage inventory of assigned markets with high degree of autonomy including identifying new prospective tenants
  • Source, research, draft and negotiate Letters of Intent for either Lease or Sale 
  • Develop and maintain relationships with nationwide network of commercial brokers, landlords, government officials, and regional employees
  • Maintain regular dialogue with tenants at the local level and build strong relationships with the national/regional management of our most important national tenants in order
  • Identify opportunities for new investment with current and prospective tenants
  • Working knowledge of industrial real estate market dynamics and trends; consolidate information into concise reports.
  • Ability to understand, summarize and present complex financial analyses, market concepts and characteristics to senior management team
  • Maintain a database of work that can be easily presented and digested by members of senior management and executive leadership teams 

THE QUALIFYING CANDIDATE MUST HAVE:

  • Bachelor's degree in real estate, finance, economics, or related field.
  • 3 years minimum experience in commercial real estate, ideally in site selection.
  • Industrial or Commercial real estate acquisition/disposition experience with emphasis on negotiation, brokerage, and analytics.
  • Knowledge of CoStar or other commercial MLS sites.
  • Broad understanding of lease/purchase agreement definitions and implications. 
  • Comprehension of real estate financing and banking transactions.
  • Comprehension of real estate legal documentation and terminology.
  • Must be highly organized, able to work in a fast-paced, team-oriented environment with shifting deadlines, and able to immediately adapt to changing priorities.
  • Strong working knowledge of Microsoft and Google Suite
  • Poise, accuracy, and accountability under pressure while managing an individual book of business with minimal supervision.
  • Must be able to pass an FBI background check, Criminal History Record Check (CHRC), and a TSA Security Threat Assessment (STA) to successfully obtain multiple airport access credentials

IT WOULD BE NICE IF THE CANDIDATE HAD:

  • Industrial site acquisition and/or industrial tenant representation experience.
  • Familiarity with real estate entitlement issues (zoning variance, changes, conditional use, special use, planning commission and city council meetings).
