We straddle the line between FinTech startup and a public, non-traded REIT. Our online, SEC-qualified REIT raises equity capital for our multifamily value-add deals.  We raise millions of dollars each month from online investors on a fully-automated basis through our online fintech platform and are scaling quickly.

ABOUT THE POSITION:  JUNIOR & SENIOR ACQUISITIONS ANALYSTS / ASSOCIATES

DiversyFund is seeking a highly motivated and experienced professional for a Senior Acquisitions Analyst role (a Junior Analyst role may also be considered). The candidate will have a background in multifamily real estate acquisitions and will be responsible for managing the acquisition group’s pipeline, underwriting and financial modeling, due diligence and closing, debt sourcing, and corporate reporting. The candidate will play a pivotal role in assisting the company to achieve its ambitious goals for growth and new multifamily acquisitions.

All Sr. Acquisitions Analyst applicants MUST submit a Transaction History of Previous Properties Closed and/or Underwritten on the second page of their resume in order to be considered. Transaction History is encouraged, but not required for Junior Analyst.

Responsibilities:

  • Multifamily Underwriting –  Analyze and underwrite potential multifamily value-add acquisition and development opportunities and establish the property-level business plans and budgets.
  • Financial Analysis – Perform complex financial analyses including cash flow projections, debt financing, valuation models, and joint-venture structuring and sensitivity analyses in Excel.
  • Must have sound understanding of real estate principals and fundamentals with an expertise in building financial models from scratch
  • Due Diligence –  Will assist in managing entire due diligence, closing and refinancing process for acquisitions of new multifamily assets; will be required to review and summarize 3rd-party reports and due diligence
  • Research –  Conduct and source market research, analysis, industry data and trends, and rent surveys and sales comps; strong sense of micro- and macro-economic forces
  • Experience creating investment and private placement memos
  • Providing ad hoc financial analysis for renovation projects, asset management team, and special financial models
  • Participate in the asset management of existing properties including market research, leasing, value add implementation, property sales and dispositions, budgeting, and administration.
  • Organize and present data analysis, draw objective conclusions and make recommendations.
  • Liaise with asset management, brokers, attorneys, lenders, government officials, architects, engineers, and vendors.
  • Some experience sourcing multifamily deals a plus

Desired Skills and Experience:

  • Senior Acquisitions Analyst position requires 3 to 5 years of experience in commercial real estate, investment banking, or other real estate asset management or capital markets function.
  • Junior Acquisitions Analyst position requires 0 to 2 years of experience in commercial real estate, investment banking, or other real estate asset management or capital markets function. Transaction History not required for Junior Acquisitions Analyst Position. Open to hire new grad.
  • Senior Acquisitions Analyst MUST have at least 1- 2 years of experience underwriting multifamily assets, preferably for a multifamily sponsor.
  • Four-year college degree with a major in business, finance, economics, accounting, real estate, engineering, mathematics or other equivalent degree. MBA, MRED, or other advanced degree a plus.
  • Ability to read and interpret basic property financial statements including income statement, balance sheet and ledgers.
  • Must be analytical and very process and data oriented
  • Advanced understanding of real estate valuation and fundamentals, and demonstrated proficiency in Microsoft Excel and creating financial modes from scratch. A case study may be given to finalist candidates to measure Excel modeling aptitude.
  • Strong quantitative and qualitative analytical skills
  • Ability to manage multiple projects simultaneously
