Entrepreneurial, Boston area, real estate investment firm is seeking a seasoned Property Manager for the management of its real estate portfolio located in the New England and Mid-Atlantic regions.

Ideally, we are seeking an individual with a solid, hands-on understanding of the “bricks and sticks” of both the office and industrial product types of commercial real estate, along with strong financial background and understanding of the valuation metrics that impact real estate investment. This candidate must be a team player who is open to the idea of learning new skills and assisting the ‘team’ with all functions, including Acquisitions and Asset Management.

Our ideal candidate is someone with 8+ years of prior experience in the real estate sector, with a working knowledge of tenant relations, accounting, budgeting, construction management, and the physical aspects of real estate. This candidate is likely someone who is looking to take the “next step” along with a small, but growing organization. We are looking for a candidate that is entrepreneurial, detail oriented, can contribute value to our organization through all facets of the business, with strong leadership skills, and who can demonstrate to the partnership that they are a long term contributor to the growth of the Firm. 


Responsibilities include, but are not limited to:

·         Maintain and improve tenant relations.

·         Respond to tenant inquiries (general, billing questions, lease questions, work orders) and       monitor completion of tenant service requests.

·         Monitor receivables and diligently pursue collections from tenants.

·         Calculate tenant operating, tax, insurance and utility chargebacks. Send annual operating expense packages to tenants. Prepare mid-year and year-end operating expense reconciliations.

·         Review, code, and approve invoices weekly.

·         Review monthly operating statements and explain any significant variances from budget.

·         Prepare quarterly operating expense and income accruals and review general ledgers and operating statements monthly.

·         Create and monitor annual property budgets.

·         Bid out and maintain various contracts for building services, maintenance and repairs. Meet vendors when necessary, make sure contracted scope is being performed satisfactorily.

·         Coordinate leasing tours with tenants and leasing agents.

·         Work with construction manager and other personnel on tenant improvement and other capital improvement projects.

·         Complete commencement date letters, send out new tenant welcome packages prior to occupancy.

·         Coordinate lender inspections and information requests.

·         Visit local properties to check in with tenants, on-site maintenance staff, and do property inspections. Review maintenance checklists provided by 3rd party maintenance staff and address any issues.

·         Enter new leases into Yardi, including preparation of lease abstracts. Work with leasing team on new proposed leases and provide input when necessary regarding operating expenses, CAM items, etc.

·         Assist in refinancing and acquisition of new properties as needed.

·         Anticipate and respond to portfolio needs and concerns.

·         Assist with training other property management staff as needed.

·         Calculate and prepare utility billings to tenants.

 

Requirements:

·         8+ years of directly relevant experience in commercial real estate.

·         Proficiency in Microsoft Office applications (Outlook, Word, Excel, PowerPoint).

·         Undergraduate degree or similar technical certification required.

·         Knowledge of accounting management software--Yardi strongly preferred.

·         Able to handle multiple time-sensitive priorities and work in a fast-paced and highly collaborative environment.

·         Strong interpersonal, written and verbal communication skills.
