Equity Resource Investments (ERI) is a Cambridge, MA-based real estate private equity firm focused on identifying diverse real estate investments that fit with its value philosophy. The firm is opportunistic and has the resources and flexibility to pursue multiple investment strategies (e.g., debt, preferred equity, equity, with full or partial ownership) in many property types (e.g., office, retail, industrial, multifamily, hospitality and senior housing). Founded in 1981, the firm has delivered strong returns to its investors throughout its history by developing and applying analytical insights to exploit structural, cyclical, and situational dislocations that create opportunity for pricing advantage.  Most of the investments made by the firm – including many made on a joint basis – come from leveraging relationships created over many years.  

 

JOB DESCRIPTION

 

ERI is seeking to hire either an Analyst or Associate to support its Acquisitions team. The individual in this position will work with the senior members of the Acquisitions team on all aspects of sourcing, underwriting and closing new investments being made by investment funds managed by ERI.  In addition, the position will work closely with ERI’s Asset Management team who is responsible for managing investments once they have been closed.  Since ERI almost always invests with third-party sponsors that source and manage the investment day-to-day, the position also entails working productively with deal sponsors throughout the underwriting process.  The individual in this position will also interact with outside attorneys, accountants and third-party consultants such as environmental engineering firms, insurance brokers, etc. This position will provide broad exposure to complex, sophisticated real estate investments and presents an exceptional foundation for professional growth in many areas of real estate investment and ownership.  

 

RESPONSIBILITIES

 

  • Assist in underwriting prospective investments.  This entails: 
  • Reviewing financial models presented to ERI and manipulating/revising these models 
  • Analyzing the assumptions being made in the financial projections and researching the reasonableness of these assumptions
  • Using third party data sources to evaluate “comparables” (rent, operating expenses, sales prices, etc.)
  • Communicating with real estate brokers and other sources familiar with the market where the property is located 
  • Traveling with acquisition team members to conduct on-site due diligence for potential investments and evaluating the local market and comparable properties 
  • Interacting closely with members of the deal sponsor’s team
  • Assist deal team members in preparing internal write-ups on prospective investments.  Participate in the prospective investment presentations to ERI’s Investment Committee.  Provide follow-up information on questions raised by the Investment Committee.
  • Work with deal team members to close transactions, including reviewing third party reports (environmental, engineering, title, etc.), reviewing legal documents and assisting ERI’s internal and external legal professionals on the closing.
  • Work closely with the Asset Management team members to transition closed deals to Asset Management and to coordinate post-closing with deal sponsors to obtain information on the performance of specific investments.
  • Conduct research into investment areas or property types where ERI has not previously invested.  
  • Create, maintain and update certain internal databases. 

 

SKILLS AND EXPERIENCE

 

  • Bachelor’s degree in Finance, Economics or a related discipline.  Relevant postgraduate degree is not required but will be evaluated as part of a candidate’s overall qualifications.  Specific work experience will be considered but is not a requisite for this position. 
  • Proficiency in MS Excel and MS Word required; experience with Argus is a plus.
  • Ability to create complex real estate and partnership financial models, including discounted cash flows, preferred returns, waterfalls, etc. 
  • Excellent verbal and written communication skills necessary for presenting analyses, conclusions and recommendations to senior management, investors and outside partners.
  • Ability to work under pressure and on multiple projects simultaneously, prioritize deadlines and effectively manage workload.
  • Self-motivated, detail-oriented and a quick study with strong organizational, analytical and problem-solving skills.
