PRIMARY RESPONSIBILITIES – Participate in the financial analysis of the development process for multifamily communities and financial activities for Madhouse Development:
•Assessing the economic performance of specific real estate projects and giving a detailed analysis.
•Maintains database by entering, verifying, and backing up data; create operating expense database for real estate portfolio.
•Building financial models and performing valuation analysis for multifamily communities and other real estate investments.
•Recommends actions by analyzing and interpreting data and making comparative analyses; studying proposed changes in methods and materials.
•Increases productivity by developing automated accounting applications; coordinating information requirements.
•Determines cost of operations by establishing standard costs; collecting operational data.
•Guides cost analysis process by establishing and enforcing policies and procedures; providing trends and forecasts; explaining processes and techniques; recommending actions.
•Track expenses and revenues vs. budget and reforecast and analyze fluctuations
•Prepare monthly consolidation and executive financial packages as needed
•Analyze quarterly operating reports
•Evaluate profit and cost efficiencies in various areas of the organization as needed
•Measuring financial risks associated with a specific investment
•Writing reports and making presentations for purposes of recommending the purchase or selling specific investments
•Create monthly expense reports/P&L’s and provide variance analysis for management review
•Review monthly expenses to ensure that expenses are booked correctly and work with the accounting team to make any necessary reclassification
•Assist with the preparation of construction related draws, cost certifications and certified audits
•Perform activities associated with government relations, project acquisition and development for Madhouse including, but not limited to:
-Assist in locating markets and municipalities for proposed developments, along with evaluating and procuring properties for acquisition and rehabilitation for the purpose of Housing Tax Credit allocations.
-Assist Madhouse in dealing with neighborhood groups, local organizations, adjacent property owners, and other parties interested in the development, organizing meetings with such parties, if requested, and preparing information on the development for such parties.
-Provide advice and recommendations as to the selection procedures for the Housing Tax Credit application for scoring purposes.
-Provide input for the creation of budgets and timelines for the various stages of acquisition and development of Housing Tax Credit applications.
-Work with Madhouse staff members of the development department with due diligence activities and other project related duties.
•Prepare and provide brief development status reports for Madhouse on all related projects in the form required by Madhouse to be used in connection with periodic staff meetings, and ensure that all required reporting deadlines are met, including those with Madhouse and those with third parties, such as governmental authorities and financing entities.
•Focus in Accounting, Finance or Economics required
•Advanced knowledge of Microsoft Office (emphasis on Excel & Access)
•Strong initiative and ability to manage multiple projects as well as strong follow-through skills
•Excellent communication and interpersonal skills
•Ability to complete projects timely and accurately critical
•Must be detail oriented with strong organizational and analytical skills
•Ability to work well with others in fast-paced, dynamic environment
•Calculative mind with problem solving skills
•Good attention to detail for purposes of finding some of the obscure facts in their line of work
•Must be able to write and make a convincing presentation
