Position Summary

Reporting to an EVP, the Vice President Asset Management is responsible for leasing activities and performance for all assets and asset areas to which he/she is assigned.  The VP will interface and work collaboratively with the SVP, Project Managers, joint venture partners, the property management teams, accounting, tax, legal, risk management, third-party consultants, and investors to further the strategic objectives of the Company, including developing and maintaining asset management-related financial models, and deal execution.  Responsible for creating presentations to communicate with relevant stakeholders, and provide recommendations to senior management regarding the leasing strategy and tactical plan.  

 

Additional responsibilities include maintaining and enhancing the value of the physical asset portfolio administered by HDG-Hawaii.  The preparation and delivery of decision-making tasks that will include obtaining and analyzing market data, identifying trends, negotiation and management of 3rd party management agreements, reviewing statistics and data, analysis of property performance including physical and financial condition as well as occupancy rates and potential devaluation issues.

 

Essential Job Functions

  • Achieves the business objectives of the Company across the HDG-Hawaii portfolio through quality & timely delivery on asset management objectives. Leads Strategic initiatives within department.
  • Selects and manages relationships with third party managers.
  • Evaluate variances and investigate solutions to emerging operating/ management issues. 
  • Oversee the development of annual operating budgets and evaluate ongoing operating performance relative to the business plan. Work with property management to identify potential synergies among properties, highlight opportunities for improved performance and implement required corrective actions to maximize asset value.
  • Manage the reporting process (business plans and monthly and quarterly reports) in an efficient and timely manner. Prepare all investor-level reporting and communications; report up to senior management regularly regarding asset and portfolio-level performance.
  • Participate in the acquisition/due diligence process, as well as review and approve acquisition-underwriting assumptions.
  • Supervise the operating and leasing performance for the assets assigned by analyzing site inspection and financial reports and making recommendations to senior management on how to improve revenue and NOI, mitigate risk, and protect asset quality.
  • Develops and implements Tenant Improvement and Tenant Orientation Programs.
  • Perform quarterly reporting and variance analysis of asset performance against budget and other benchmarks as needed.
  • Reviews leasing activity and makes appropriate pricing recommendations relative to leasing per business plan.
  • Ensures comprehensive understanding of asset-specific market dynamics and asset positioning, and prepare and present annual portfolio review materials in both written and verbal formats.
  • Supervise the completion of asset valuations (hold/sell analyses and annual and quarterly valuations) in an efficient and timely manner and make recommendations to senior management.
  • Approves/executes Contracts, CORs, and Invoices within authorized limits.
  • Assumes all duties of direct reports vacant positions.
  • Performs other duties and projects as assigned.

 

Contacts

Internal: 

Executive Vice President – Reports to, receives direction, guidance and coaching, and obtain/exchange Information.

Leadership & management – HDG and other Hunt entities, affiliates, and subsidiaries - obtain/exchange information.

 

External: 

Selects and manages relationships with third party managers.  Consultants, contractors, government authorities (grantors), and industry professionals.

 

Financial Responsibility

  • Approves/executes Contracts, CORs, and Invoices within authorized limits.

 

Supervisory Responsibility

Directly supervises employees.  Carries out supervisory responsibilities in accordance with Company policies and all applicable laws.  Responsibilities include recruiting, interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; providing both positive and corrective reinforcement; addressing complaints, and resolving problems.  Issues directives to AM consultants and service providers.

 

Education

Undergraduate degree with a focus in real estate, finance, business administration, economics, or related discipline.  Master’s degree a plus. Hawaii State Real Estate brokerage license a plus.


Experience and Qualifications

  • Minimum of 8-10 years of Real Estate Asset or Financial Management.
  • Basic knowledge of real estate development principles and skills.
  • Advanced knowledge of asset management principles and skills.
  • Advanced knowledge of model building, real estate research, property underwriting and appraisal techniques.
  • Excellent written and verbal communication skills critical.
  • Excellent analytical and problem solving skills required.
  • Proficiency with ARGUS and Microsoft Office, particularly Word, Excel, MS Project, and Power Point.
  • Strong networking, influencing and negotiating skills.
  • Ability to be decisive and persuasive, and think strategically through to execution.
