As Development and Finance Associate within our high-growth environment, you will be responsible for a wide variety of tasks related to our development projects, including but not limited to financial modeling and analysis, acquisitions, dispositions, and project management. Success in this position requires a dynamic individual with high energy and motivation with an acute passion for managing the full life cycle of development projects from sourcing to exit of multi-family (market and affordable), hotel, office, and retail opportunities. We seek a high-potential individual who can learn quickly and grow with the organization, assuming additional responsibility as the organization expands over the next several years. The position is based in Washington DC, with limited travel.

 

Responsibilities:

  • Working closely with the VP of Development and Finance, the role will include the following responsibilities:
  • Assist in sourcing new projects and building a strong and sustainable development pipeline with maximum impact;
  • Provide financial evaluation, modeling, structuring, and analysis for new acquisition opportunities, current development projects, and income producing assets;
  • Create complex proformas, waterfalls, and sensitivity analyses to assist the acquisitions, development, and asset management teams;
  • Evaluate potential leases for new development projects.
  • Develop, present and manage project investment thesis;
  • Oversee diligence for acquisition and debt repositioning;
  • Create financing packages for debt, equity and alternative (NMTC, OZ, etc.) financing;
  • Manage all phases of development, including project design, entitlements and development through construction and delivery;
  • Meet with stakeholders, including local agencies and government to assess development opportunities;
  • Manage project budget and other project controls;
  • Monitor appropriate staffing levels and report on utilization;
  • Compose and circulate analysis and other reporting on current development projects and prospective acquisition opportunities to executive team, investment committee and other stakeholders, including partners.

Qualifications:

Candidate should be self-motivated, energetic with broad-based analytical skills and outstanding oral and written communication skills.


Additional qualifications include:

  • BA degree (MBA or MS in RE a plus) with 3 to 5 years of related development and/or finance experience;
  • Strong financial analysis and modeling skills utilizing Microsoft Excel;
  • Proficient with Microsoft Word and PowerPoint. Exposure to ARGUS a plus;
  • Pragmatic, detail-oriented work habits with a commitment to a high-quality work product;
  • Strong organizational skills with the ability to manage multiple tasks and effectively meet deadlines;
  • Proactive multidisciplinary team player, with ability to act/work independently and under pressure;
  • Working knowledge of investment structures (JV partnerships, etc.), and basic contract legal issues;
  • Experience entitling and permitting projects in Washington DC;
  • Exposure to multiple asset types;
  • Experience responding to RFP, RFQ, etc.
