Valiance Capital, headquartered in Berkeley, CA, is a boutique real estate investment firm. We are seeking an experienced and ambitious Development Manager to join our growing Team. We focus on opportunistic, value-add multi-family, ground-up construction, and student housing properties throughout California, with a concentration in the Greater Bay Area. Our platform is positioned for significant growth, and one of our key initiatives is to grow our in-house construction division.   

Our Firm while still in “start-up” mode, is currently undergoing a surge of successful growth. We’re zeroing in on our next key hire who will be critical in helping us take our company from $100MM to $1BN in AUM within the next 6-8 years.

Who you are: You have an eye for quality control and design, with a small dose of obsession, and are eager to learn and grow outside of your comfort zone. You’re in your element tackling new assignments and tasks, are extremely resourceful, and you enjoy collaborative execution with a keen ability to anticipate what’s coming next.  As our lead development manager on the DEV team, you’ll be interacting with everyone in the firm, as well as key investors and vendors, so you must be personable!   

Job Summary:  You’ll be reporting directly to the SVP of Development and Executive Managementand will lead our construction and renovation efforts by identifying, obtaining and evaluating multiple vendor bids for each project; hire, coordinate, and mobilize subcontractors and direct labor; procure construction and finish materials; verify work quality and processes with great attention to detail; identify and value-engineer cost savings with the construction team; and oversee all project tracking, schedules and budgeting through to completion. You will be backed by supporting staff on the DEV team and will be tasked with leading and collaborating with them.   

Duties, Responsibilities & Skills: 

  • You’re analytical and can track and report multiple concurrent projects vs. their budget 

  • You love field operations and will be expected to be out on project sites ~60-70% of the time with the remaining time spent in our corporate office. 

  • Work with senior management team to develop clear project scopes and renovation specifications, including working with designers to develop design concepts. 

  • Ensure work is completed consistent with company quality standards, budgets, and timelines. 

  • Obtain and filter vendor bids, recommend and qualify contractors (references, licenses, insurance, etc.), negotiate terms (payment/schedule), and prepare contracts. 

  • Research and identify new subcontractors to maintain competitive pricing. 

  • Inspect projects for progress, quality control, timing of completion, and costs to complete. Meet with contractors to discuss scope discrepancies, change order requests, trouble spots, etc. 

  • Initiate coordination/kick-off meeting and recurring meetings with senior managementarchitects and contractors. Establish staging details, sequence, schedule, scope, resident correspondence, etc. 

  • Manage enforcing agencies. Meet with city inspectors/representatives as necessary to coordinate project efforts. 

  • Maintain organized records of project costs using corporate tracking tools. Notify Senior Management of upcoming capital cash flow needs and timing. 

  • Provide regular updates to senior management. 

  • Evaluate unit condition, document non-spec items to be replaced, walk unit renovations and complete punch-lists with contractors. 

  • Assist in developing scope of construction projects and budgets for new acquisitions at the direction of the Acquisition team. The budget will include contractor bids, immediate repair/deferred maintenance items, value-add renovations, and reserve items/on-going repairs over the investment hold period. 

  • Expect 60 - 80 Hour work weeks (deal dependent). Weekends may be required (again, deal dependent) 

Qualifications: 

  • Bachelor’s degree or equivalent verifiable work experience 

  • Multi-family and/or student housing experience preferred 

  • Strong Microsoft Office skills 

  • 3-5+ years of real estate capital improvement project experience 

  • Excellent problem solving, multi-tasking, and organizational skills 

  • Extremely resourceful with a tenacity to get the job done no matter what it takes 

  • A passion for driving successful projects and creating impactful change 

  • A self-starter with pro-active initiative 

  • Must work well with others 

  • Strong communication ability, both verbally and in writing. Ability to write reports, business correspondence, and procedures. Ability to effectively present information and respond to questions from supervisors, peers, vendors, and government agencies. 

  • Open to travel locally and regionally
