Description
An Assistant Chief Engineer may supervise shift operations and direct vendors and subcontractors. This position is expected to utilize advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. At times may be working under limited supervision, often independently. Monitor the daily operation and performance of the buildings systems while utilizing several trade skills such as carpentry, plumbing, electrical, painting, roofing and HVAC.

Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Leads shift operations, assigns work orders, and/or provide technical and procedural training of coworkers and subcontractors. Arrange for subcontractors as needed.
Reviews monthly tenant service request summaries to pinpoint and correct recurrent operational problems.
Oversee and inspect the work performed by engineering staff. Determines that work is complete, equipment is fully functional and client space is in prime working condition.
Formulate and implement a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves the environmental conditions prescribed by client.
Review assigned work orders. Estimate time and materials needed to complete repairs. Maintain adequate supplies and tools and orders necessary materials to complete all tasks.
Consults with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.
Respond quickly to emergency situations, summoning additional assistance as needed.
Perform other duties as assigned.
Provides informal assistance such as technical guidance, and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project.
QUALIFICATIONS

High school diploma or general education degree (GED) and minimum of six years experience in complete building operations. Or equivalent combination of education and experience.
Associate's degree (AA) or equivalent from two-year college or technical school preferred.
A Stationary Engineering License from MD, a DC Steam License, OR a VA Master License required.
Universal CFC certification required.
Additional certification in two or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
Excellent written and verbal communication skills, strong organizational and analytical skills, and the ability to provide and present efficient, timely, reliable, and courteous service to customers.
demonstrated knowledge of financial terms and principles, understanding of operating budgets, life cycle analysis, RFP processes, and assist with the Capital planning program with the ability to calculate figures such as percentages and conduct basic financial analysis.
Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
